Crescent Communities Announces New Community in Iredell County

Charlotte, N.C., June 28, 2007 … Crescent Communities will open its newest community, Falls Cove, in Iredell County this month.

Falls Cove is located off exit 36 of Interstate 77 in Troutman, N.C. This ideal location near both I-77 and Interstate 40 makes it a short trip to the surrounding cities of Hickory, Statesville, Charlotte and Winston-Salem.

The community will officially open for sales June 30. Homesites will range from one-half acre to two acres and start in the high $60s for interior homesites; homes will range from the high $400s to $1 million.

Falls Cove’s planned 10-acre amenity area will feature a community activities center and full-time activities director. Residents will enjoy access to a junior Olympic pool, kids’ splash pool, six tennis courts, a playground and nature trails. Nearby Lake Norman State Park also offers recreational opportunities.

“Family activities will be a big part of everyday life at Falls Cove,” said Mike Burnett, senior vice president for Crescent Communities. “In addition to an extensive amenities center, a full-time activities director will ensure that there’s always something fun to do.”

Architect Tom Wright and land planner Oldham Planning & Design are calling the architectural style of the community “Southern Artisan.” This style is an adaptation of the Craftsman and Arts-and-Crafts style. Homes will incorporate warm, earth-tone colors and feature porches and Craftsman-style details such as columns, shutters and dark trim.

The community will feature two distinct neighborhoods – Streamwood and Parkwood. Streamwood features meandering streams and nature trails throughout the community, as well as easy access to the amenity area. Parkwood is adjacent to Lake Norman State Park and includes 60 waterfront homesites with the opportunity to build a private dock.

Buyers will be able to select a homesite and choose from the community’s Builder Guild to construct their new home. Architectural guidelines and covenants will ensure the aesthetic standards of the community are maintained.

The following builders have been selected to join the builder program at Falls Cove: Craig Carter Builder, Inc.; D.S. Rushing, Inc.; EFC Associates, Inc.; E.S. Johnson Builders, LLC; G.P. Kon Custom Builders, Inc.; Graham Builders; Greg Robbins Custom Homes, Inc.; John R. Poore, Builder, Inc.; J&K Developers, LLC; J.S. Testa, LLC; Kearey Builders, Inc.; L.
